NAD SHOPPING MALLS ARE THE HEARTBEAT OF TOWNSHIP COMMUNITIES

No expense is spared by property developer New Africa Developments (NAD) in developing world-class shopping malls that provide unbeatable shopping and entertainment experiences.

The company seized the opportunity to cater to a growing demand for improved retail experiences in townships and rural areas which are showing increased household disposable income. Part of the NAD sustainability strategy is to keep more cash in the communities, by amongst others, providing local businesses with opportunities for growth and residents from surrounding community with access to permanent employment opportunities. These shopping centres also offer residents within these areas the means to shop locally, thus reducing the daily migration from townships into urban shopping centres, keeping the money close to home.

Established in 1991, New Africa Developments has developed “dynamic buildings in perfect locations” for over three decades. With a proven track record which boasts more than 40 prime developments, the current retail portfolio includes a number of state-of-the-art township and rural malls, with recent expansion into the Western Cape. The small yet dynamic team at NAD has always prided itself on bringing positive socio-economic change to the communities where they develop.

Some of the more prestigious New Africa Developments assets include Mams Mall in Mamelodi outside Pretoria; Acornhoek Mall and Dwarsloop Mall on the busy R40 in the Bushbuckridge region of Mpumalanga; and Jubilee Crossing in Hammanskraal which opened its doors in December of 2022.

NAD’s property development team places values on design, customer comfort, convenience, safety and security, the latest technology, and green elements from the inception phase of each project. Visit any of the company’s malls and you will find an oasis of luxury, comfort, extravagance, and well-being, regardless of location.

“At NAD, we are committed to providing real estate for world-class shopping and entertainment experiences for all South Africans,” says Robin Houghton, Managing Director of New Africa Developments.

Walking through the wide pathways at Mams Mall, it’s easy to forget that the mall is located within a township and surrounded by the hustle and bustle of township life. The mall admirably caters for the aspirations of an otherwise struggling community. Mams Mall is spotlessly clean, everything from the car park to restrooms is in stark contrast to its surroundings, and this brings dignity to the people, inspiring a way of life to which every Mamelodi resident strives.

Mams Mall boasts some of the country’s most prominent anchor tenants such as Shoprite, Spar, Boxer, Game and Pick n Pay. This unsurpassed anchor tenant offering is further complimented by an extensive retail offering comprising many of the country’s leading brands such as Woolworths, Edgars, Truworths, Ackermans, Mr Price, and Pep. The Mams Mall offering also includes extensive entertainment spaces like gaming arenas and cinemas, clothing boutiques of leading aspirational brands; health and beauty shops, high fashion footwear outlets, banks, cellular stores and a food court with Chicken Licken, KFC, Deboniars, McDonald’s, Romans Pizza and more than a dozen other eateries.

Houghton said NAD viewed shopping malls as new social, public spaces. The shoppers range from township residents that own a vehicle and drive to the mall daily to buy groceries, to residents who commute via public transport with less disposable income and who frequent the mall looking for a great bargain. Young shoppers visit the mall as an “outing” with a romantic partner or friends, and many young township residents work as salespersons within the shopping centre. These groups all contribute to the exceptional traffic and turnover numbers experienced every month.

“As a developer of shopping malls, we play a big part in the upliftment of the surrounding communities, and the impact is incredible. We aim to instill a sense of pride and belonging with the mall becoming a meeting ground which the community itself has played a part in establishing,” said Houghton.

The SASSA and Home Affairs offices which are attached to Mams Mall provide a further service to the surrounding community as these facilities make it convenient for the public to attend to grant collection, shopping and any other official chores in a single visit. As part of its focus on being a supportive member of the community, NAD also provides complimentary refreshments and snacks for pensioners around its Dwarsloop and Acornhoek Malls while they wait in long queues for their SASSA grant.

Houghton said NAD’s focus is not only on creating cost-effective and successful developments that are aesthetically pleasing, but also on catering specifically for the needs of the local communities.

He said NAD has been instrumental in new market exploration, which makes it possible for tenants to enter unexplored territory whilst giving isolated communities instant access to goods and services not previously available in these areas.

“NAD builds shopping malls that harmonize with the needs of the community. This instils local pride and ownership which in turn cements respect into its foundation. Our company’s mission is to ensure that what shoppers experience is world-class. And this starts by creating a sense of belonging.”

“They become the heartbeat of a community – leading to empowerment through the infrastructure, business opportunities and jobs they create. Such is the inevitable result of our developments, said Houghton.
